Estate OptimizedTM grew out of decades of hands-on experience in architecture, land use, and real estate development, where properties were often transferred or sold without fully understanding what they could truly support or become.

 

Throughout my 20+ year architectural career and personal real estate work, I have consistently been drawn to properties with untapped potential—parcels complicated by zoning, entitlement, access, or use questions that often go unexplored. Over time, clients, colleagues, and families began seeking my perspective not only on design, but on how to unlock value and navigate local processes before making major real estate decisions.

 

This advisory work is strategic and practical. I help property owners and their advisors identify opportunities to optimize land and real estate assets through zoning and feasibility analysis, entitlement strategy, and a clear understanding of local approval pathways. The objective is not to push development, but to clarify options, manage complexity, and allow families and fiduciaries to make informed, value-driven decisions prior to sale or generational transfer.

Estate transitions are often handled primarily as legal or tax events, yet real estate frequently represents the largest asset in a family’s portfolio. By evaluating properties before they are sold or transferred—whether through administrative changes, subdivision potential, entitlement clarification, or repositioning strategies—families can often retain significantly greater long-term value.
